Description

** For Sale By Online Auction** Pre Auction Offers Considered**

The Old Bakery is a Grade II listed cottage located centrally in the popular village of Milborne Port and boasts an impressive and flexible volume of accommodation, ideal for multi-generational living. There is a separate two-bedroom cottage within the curtilage which could be used as further ancillary accommodation or for a valuable income stream.

The former bakery has considerable charm with many period features and provides a delightful light and spacious home. Built in the 18th Century there are exposed stone walls, oak beams, cosy window seats and feature fireplaces.

The main entrance at the rear leads into a large hallway with turning staircase and opening into a large well fitted family kitchen/breakfast room with separate dining area capable of accommodating a large table and chairs. The elegant square sitting room has a beautiful feature fireplace.

There is a self-contained studio which was formerly a shop and has kitchenette and wc facilities. There is a Class E retail category on this element of the property. We understand that there would be no specific reason that a planning application would not be granted to change use of the building entirely to C3 Residential (to include the studio). Any purchaser would be encouraged to make their own enquiries of South Somerset Planning Authority.

A wet room/wc completes the ground floor accommodation which leads out into the rear garden and gives access to the self-contained cottage and the separate two storey workshop with power and light. It may be possible to convert the workshop subject to the necessary planning permissions.

On the first floor there is an impressive Master Suite with dual basins and large walk-in shower. The family bathroom is vast and accommodates a large jacuzzi tub with sound system built in to the room to enjoy long luxurious bathing. There are three further double bedrooms on the first floor.

Approached via a five bar gate there is a large parking area leading to both The Old Bakery and The Old Coach House. Behind the workshop is a secluded and sunny patio providing low maintenance al fresco dining.

The Old Coach House has an open plan kitchen/dining room leading to the lounge, there are two bedrooms on the first floor together with the bathroom.

Milborne Port is within very close proximity of Sherborne and its thriving independent boutiques and shops together with the Abbey and two Castles. Milborne Port itself has several churches and public houses, a primary school, butchers and fish and chip shop together with an award wining restaurant. There is a railways station in Sherborne with direct links to Waterloo and excellent road links to the A303.

Modern Terms & Conditions -
This property is for sale via Online Auction. This is a modern twist on the traditional auction room sale where buyers can bid for the property via an online platform. The winning bidder, assuming the reserve is met, is granted exclusivity of the property at the winning bid price for 28 days in which they must exchange, or the vendor reserves the right to remarket the property, and the reservation fee will not be returned, they will then have a further 28 days to complete. The auction will run for 3 hours on a set date and time chosen by the vendor of the property. Upon completion of a successful auction the winning bidder will be required to pay a non-refundable reservation fee of 3.6% inclusive of VAT of the winning bid in addition to the purchase price subject to a minimum fee of £5940 inclusive of VAT. The auction is powered and carried out by Whoobid and is subject to terms & conditions which will form part of the auction pack which will be available to download for free once produced by the vendors legal representatives. We strongly recommend that you review the legal documents prior to bidding and seek legal advice. PLEASE REMEMBER THAT THE RESERVATION FEES ARE PAYABLE IN ADDITION TO THE SALE PRICE.

Fees paid to the auctioneer may be considered as part of the chargeable consideration and may attract stamp duty liability. Bidders will be required to register in order to download the ‘legal pack’, if you choose to bid on the property, you will be required to complete further identity checks for anti-money laundering purposes, provide card and solicitors details before you are able to place a bid. Properties may be sold prior to public auction if an offer is accepted by the vendors.

**Guide price - This is an indication of the seller’s minimum expectations at auction and is not necessarily the figure the property will achieve but acts as a guide, prices are subject to change prior to the auction.

**Reserve price - Most auctions will be subject to a reserve price, if this figure is not achieved during the auction then the property will not be sold. In normal circumstances the reserve price should be no more than 10% above the guide price.
