Cash and Mortgage Buyers

Unlike many auction companies we offer two different types of auction, this is to ensure our clients have maximum flexibility, so we achieve the best possible result. The first and most common type of auction is the Traditional Method, this is instant exchange once the hammer has fallen or an offer agreed with 28 days to complete thereafter.

The second is the Modern Method of Auction, this gives more time for buyers to organise finance on your property so that the auction is not restricted solely to cash buyers or investors. With this option, a 28 day exclusivity is granted in which the buyer has 28 days to exchange and gives them the necessary time to arrange finance and so forth. We will advise you on the best option for you based upon your property and needs.

You will have a dedicated auctioneer assigned to your property and they will guide you through the process to make it as clear and straight-forward as possible whilst offering you sound advice.

Set a Reserve

You have the ability to set a reserve price, this is the minimum amount that we can sell your property for in an auction event to ensure there are no surprises. Your local auctioneer will value your property and this figure will be agreed with you prior to marketing.

We regularly have situations where we sell the property to an existing client before it even hits the open market, we have exchanged properties in as little as 2 days from instruction.

Auction Marketing Period

We will recommend a marketing period and set an auction date which is tailored to your property, this is usually 4-6 weeks depending on your requirements and personal needs. We are often able to agree sales prior to auction if you would prefer a swift purchase. You will be kept up to date with any offers before the auction event, if an offer is of an acceptable level we are able to exchange the property immediately just as we would in the auction event.

Timescale

If you are looking to sell your home or property quickly, then auction is probably the best option for you. From the time you instruct the auctions team to list your property, you will know the date that is will be up for auction, and legal completion is usually set for 28 days afterwards. This is a fixed timescale and is legally binding for both parties. This means auction is the best option for anyone with time constraints, such as those relocating, under financial pressure, or wanting to dispose of an investment property.

Conntinued Income

If you are looking to sell an investment property, there is no need to sell with vacant possession, as we have a large number of buy to let investors looking to buy. By retaining your tenant, you will continue to receive rent until the completion date, and the purchaser will receive income from that date onwards.
