Description

For Sale by Online Auction between 16:00 and 19:00 on 17th November 2020. Pre-auction offers considered. Mortgage buyers welcome.
The Old Manor dates back to around 1460 and was originally built for Hugh Sugar, the treasurer of Wells Cathedral. This exceptional house is of significant historical interest and features a broad array of Tudor architectural structures that include ecclesiastical motifs, multi-paned windows, stone hearth surrounds, and soaring fireplaces – Gothic shaped arches stretch out above flagstone floors and cruciform oak beams grace the house’s ancient ceilings. At the same time, this is the perfect, South facing family home with extensive accommodation laid out over three floors situated in Croscombe, just a stone’s throw away from the ancient city of Wells.
An antique front door opens beneath a classical Palladian cornice and into flag-stoned hall complete with dark oak panelling on the walls. To the left is a charming kitchen/diner that adjoins a well-equipped utility/boot room at the rear of the house – a back door gives access to a terrace outside. An elegant dresser sits alongside a dual oven rangemaster cooker and the kitchen offers all the usual amenities. Off the hall is a magnificent living room that leads through to an equally impressive dining room. These two reception rooms are remarkable, and the house’s rich history is evident everywhere – beautiful stone arches blend with soaring fireplaces and ecclesiastical features bear witness to a room that was once used as a chapel. At the same time, the rooms are well proportioned and eminently comfortable as the house’s principle living area - square shaped, lead lined panelled windows allow natural light to pour in. Beyond the dining room is a further room currently used as a study with steps that lead to an area on the lower ground floor – beautiful original exposed stone arches are evidence of what was once the ceiling of a cellar area. Completing the ground floor is a cloakroom and a corridor that runs along the full length of the house at the rear.
Stairs run from the kitchen and an elegant spiral staircase climbs from the hall to a long landing on the first floor. The five bedrooms on this floor are as impressive as the reception rooms and testify to the house’s extraordinary past. Once again, magnificent stone fireplaces look out over dark oak floors and ancient beams straddle the ceilings. An oak wooden frieze, engraved with the iconic Tudor rose outlines an alcove in one of the bedrooms, hinting at an extraordinary past. The master bedroom comes with a private, en-suite bathroom and the family bathroom is light and airy and equipped with modern fixtures and fittings that include a walk-in shower and heated chrome towel rails.
A further flight of stairs from the landing outside the master bedroom leads to two further attic bedrooms and access to a spatial loft space that has existing plans drawn up to convert into two further rooms.
Outside
The gardens lie mainly to the East of the house and are mostly laid to lawn. A glorious Tudor Chimney pot overlooks a delightful weeping willow that in turn, offers shade over a pretty pond and a host of climbing roses - an array of mature trees and shrubs run along the boundary behind the house. Some ornate box hedging defines the path to the lawns and a stone wall to the East gives the gardens total privacy. To the West end of the house is a sizeable “Coach house” attached to the main house and with access to a terrace at the rear – there is ample space for covered parking for one car and additional storage facilities.

NOTE
This property is offered for sale by the ‘modern method of auction’ through an Online Auction. This is a modern twist on the traditional auction room sale where buyers can bid for the property via an online platform. The winning bidder, assuming the reserve is met, is granted exclusivity of the property at the winning bid price for 28 days in which they must exchange or the vendor is free to remarket the property and the reservation fee will not be returned. The auction will run for 3 hours on a set date and time chosen by the vendor of the property. Upon completion of a successful auction the winning bidder will be required to pay a non-refundable reservation fee of 3% inclusive of VAT of the winning bid in addition to the purchase price subject to a minimum fee of £4,800 inclusive of VAT. The auction is powered and carried out by Whoobid and is subject to terms & conditions which will form part of the auction pack which will be available to download for free once produced by the vendors legal representatives. We strongly recommend that you review the legal documents prior to bidding and seek legal advice. PLEASE REMEMBER THAT THE RESERVATION FEES ARE PAYABLE IN ADDITION TO THE ASKING PRICE.

Fees paid to the auctioneer may be considered as part of the chargeable consideration and may attract stamp duty liability. Bidders will be required to register in order to download the ‘legal pack’, if you choose to bid on the property you will be required to complete further identity checks for anti-money laundering purposes, provide card and solicitors details before you are able to place a bid. Properties may be sold prior to public auction if an offer is accepted by the vendors.

**Guide price - This is an indication of the seller’s minimum expectations at auction and is not necessarily the figure the property will achieve but acts as a guide, prices are subject to change prior to the auction.

**Reserve price - Most auctions will be subject to a reserve price, if this figure is not achieved during the auction then the property will not be sold. In normal circumstances the reserve price should be no more than 10% above the guide price.

Situation
The Old Manor is one of the pre-eminent houses in Croscombe, a pretty village on the edge of the Mendip Hills and steeped in history. On the doorstep is a village hall, the popular George Inn and a primary school. Very close by is Wells, the smallest Cathedral city in England that offers all the usual amenities of a small town. The high street is vibrant with a small selection of the usual chain stores plus a variety of independent shops and restaurants and pubs. There is a twice weekly market and a choice of supermarkets that includes Waitrose. At the very heart of the city is the medieval Cathedral, Bishop’s Palace and Vicars’ Close (reputed to be the oldest surviving residential street in Europe).
The Wells festivals are increasing in popularity each year and include the Literary Festival (that takes place over two weeks and attracts big names), the very well attended Food Festival and several regular Arts festivals. With both the Cathedral School and the Cathedral itself, there are endless opportunities for musical concerts, whilst the Little Theatre regularly hosts shows and comedy nights.
Both Bath (21 miles) and Bristol (22 miles) are within commuting distance and there is a main line railway station with links to London in Castle Cary 13 miles away. Street and Glastonbury are 20 minutes away and Bristol airport is an easy 30-minute drive.

Schools
There are excellent state and Independent schools in the area that include the highly regarded primary schools in Wells, Wells Cathedral Prep, Millfield Prep and senior schools, Wells Blue, Wells Cathedral School, Downside School and All Hallows Preparatory School.

Directions
From Wells, take the A371 towards Shepton Mallet. As you enter Croscombe, continue past the primary school and after 300m The Old Manor is on the left-hand side of the road.
